Landlords responsibility

As a landlord you are responsible for the safety of your tenants, the gas safety regulations specifically deal with the duties of landlords to ensure that gas appliances, fittings and flues are safe for tenants to use. Safety checks and servicing are a legal requirement, they ensure that the appliances are operating safely and are not producing lethal carbon monoxide.
All gas fittings and pipe work must be inspected and tested, flues and ventilation must be tested, the work must be done by GAS SAFE registered installers who will service the appliances and fill out the landlords safety certificate.

It is not acceptable to carry out annual safety checks without servicing the gas appliances, Servicing / landlords certificates must be completed annually CARBON MONOXIDE KILLS.  Landlords / letting agents who ignore the gas safety laws and put their tenants at risk will be punished by the courts.

We recommend installing a carbon monoxide detector in any room containing a gas appliance, there are various types of carbon monoxide detectors, mains and battery operated detectors that give a visual and audible warning if there is a dangerous build up of CO are the most suitable. The mains powered detectors have a rechargeable back up battery incorporated. Some detectors have a digital display to indicate the levels of CO build up, they must be positioned according to the manufactures instructions. The cheapest detector is the patch type that has a spot in the centre which turns from brown to black when carbon monoxide is detected, the patch type are not recommended because they only give a visual warning.
